Re: Estimate –stone veneer repair options

This letter is submitted as turnkey estimates/options for stone veneer repairs at your residence located in the Eppington South community at 434 Langston Place Drive in Fort Mill SC. In reference to our phone conversations, meeting, and physical inspection of the residence, our estimates/options are provided which include these assumptions and scopes of work:

• Option #1 = reinstall stones that have fallen off of veneer (approx 12 stones): • Option #2 = remove/replace stone veneer in the 3’ wide x 14’ tall area directly below the gutter on the left side of the front porch (discolored due to water run-off and penetration). This option may be required due to structural damage to framing and insulation caused by improper diversion of roof water run-off and excessive penetration through the existing stone veneer. • Option #3 = Install grout properly between stones at all existing stone veneered areas (approx 1055 sq ft). • Option #4 = remove/replace entire existing stone veneer. Estimate includes: o Approx 1055 Sq Ft of stone veneer, 12 LF brick soldier, 18 LF brick window sill, brick arch above one window. o Properly installed “drystacked” or “grouted” stone veneer (homeowner choice) with any standard style and color from Centurion (or similar). o 15# felt paper moisture barrier and weep screed properly installed per manufacturers specifications. • Mullis Masonry, Inc. shall provide all materials & labor to complete work listed. • Physical inspection from inside the dining room revealed that the stone veneer was originally installed with house wrap as the only moisture barrier between lathe/scratch-coat and sheathing (no 15# felt or similar barrier appears to exist). Without full removal and proper replacement of existing stone veneer, no guarantees can be made that no further water penetration through the stone veneer will occur. This full and proper removal/reinstallation could possibly include replacement (by others) of damaged or improperly installed items such as OSB/sheathing, insulation, siding/trim/soffit, roofing, and gutters. It is impossible to determine the complete extent of potential damage without removal of the entire existing stone veneer. • Stone veneer product currently installed on your residence has not been positively identified, yet. However, it appears to possibly be a blend of more than one color and style from Centurion Stone. Depending on the option(s) you decide to proceed with, final identification of existing stone veneer materials (or similar matching products if existing products are no longer manufactured/available) shall be made and approved by you prior to installation. • All estimates, except option #4, include debris removal to landfill. For option #4, debris removal via jobsite dumpster can be provided by Mullis Masonry Inc for an additional fee. • Regarding Options #1 and #2, no guarantee can be made by Mullis Masonry Inc that stones will not fall off again due to obvious deficiencies in workmanship quality of the original stone veneer.

Option #1 estimate: $300.00
Option #2 estimate: $1,500.00
Option #3 estimate: $2,500.00
Option #4 estimate: $19,500.00

Note: During inspection for potential stone veneer defects, it was inadvertently noticed that there are no weep holes installed on the exterior walls of your residence that are brick veneered. Without weep holes and proper flashing, inevitable water penetration could cause structural damage to framing and potential moisture problems in the crawlspace.
