* PV- Present Value The value of a single $ amount discounted back to the present * NPV- Net Present Value- Similar to PV only uses multiple values and discounts them back to the present * NOI- Net Operating Income * EBITDA - Earnings Before Interest Taxes Depreciation and Amortization * DCF - Discounted Cash Flow * Triple Net Lease – (aka NNN lease) a lease in which tenant pays a pro rata share of common area maintenance (CAM), real estate taxes, and insurance (pass through expenses) * Gross Lease – A lease in which tenant only pays rent and no other pass through expenses * CAM Common Area Maintenance * ROI- Return on Investment * Cash On Cash Return – The return on investment calculated by dividing a property’s NOI by its total cost * Leveraged Return - The return calculated on an investment assuming no debt * Unleveraged Return The return calculated on an investment assuming debt is used * LTV- Loan To Value * Capital Expenditure – An expenditure that is recorded to the balance sheet and depreciated as s opposed to expensed on the income statement * Capitalized Cost – Same as Capital Expenditure * BTS - Build To Suit * Base Rent – The rent charged under a lease exclusive of any other rent charges * Minimum Rent – Same as base rent * Percentage Rent – Additional rent charged based on a retail tenants sales * Percentage Rent Breakpoint – The point at which a tenant has generated enough sales volume to trigger the percentage rent clause in a lease * Percentage Rent Natural Breakpoint - The Percentage rent breakpoint calculated by dividing annual rent by the percentage rent breakpoint percentage * Percentage Rent In Lieu of Base or Minimum Rent- rent that is charged based on a tenants sales volume instead of paying base
