...Purpose – The purpose of this paper is to assess the behaviour of economic sentiment indicators at rent-growth turning points and indicators’ ability to forecast such turning points. More specifically, the paper looks at whether early signals are generated for forthcoming periods of negative and positive office rent growth. The analysis aims to complement structural model forecasting in the real estate market with short-term forecasting techniques designed to predict turning points. Design/methodology/approach – The objective of this study is achieved by deploying a probit model to examine the ability of economic sentiment indicator series to signal the direction of office rents and the strength of movement in this direction. The main advantage of this approach is that it is geared towards predicting turning points. Probit models are non-linear in nature, and as such they can capture more effectively the likely asymmetric adjustments when turning points occur than linear methodologies would. The analysis is applied to three major office centres – La De´fense, London City, and Frankfurt – to examine whether the results will differ by geography. A backpropagation neural network is used to complement the segmentation by generating additional knowledge based on input–output relationship and sensitivity analyses. The findings of the self-organizing neural network indicate three clusters, which are visually confirmed by developing a comparative model based on the test data set. The August 2011 events have been primarily interpreted, especially amongst the political class, through a lens that emphasises criminality. ,one prominent argument advocates that the cause of the unrest was the moral decay of ‘a feral underclass’ (Scrambler; Grover 2011) However, many of such explanations tend to be mostly speculative and they often fail to provide a consistent account of the causes of the riots based on solid evidence (the LSE/theguardian, 2011, Solomos, 2011). Against this background this essay attempts to disentangle the motives of the London 2011 riots, by focusing on the relations of causality between factors and events that led to the burst of the unrest. It argues that urban social inequalities as well as uneven processes of exclusion and inclusion of a marginalised class are the main factor underlying the disturbances. Yet this essay claims that these riots need also to be analysed in the very specific context in which they have arisen: the financial crisis, a society which is becoming increasingly consumerist in its orientation, the disputable role of the police, loss of faith in the political class and hopelessness towards the future amongst the urban youth.
