STATEMENT OF WORK – GARAGE RENOVATION
I. Purpose
This statement of work is defines the scope of planning, construction/installation, and conclusion of the garage renovation project. The statement of work will be made to identify specific tasks and requirements.
II. Background
A. The homeowners need storage space and have decided to construct a second floor in their garage.
B. The garage has a nineteen foot ceiling, and a staircase.
C. The bottom of the floor should leave adequate vertical space for their vehicles under the new floor, and enough room to walk upright on top of the new floor.
D. The floor will be constructed with floor joists and plywood. It will be linoleum floor covering and lighted with power for a workbench.
III. SCOPE
A. Stakeholders
The stakeholders are the homeowners and the construction company.
B. Processes
The contractor will develop at least three architectural plans that meet the homeowner’s budget. Present the plans to the homeowners. The homeowner will submit the plans to the home owner’s association for approval. When a plan is approved the contractor will develop a working plan for construction and installation.
D. Communications
The contractor will meet with the homeowners daily to discuss any problems or issues.
IV. Project Approach
A. Route
After plans are finalized the contractor will present the homeowners with a detailed estimate of costs for all supplies, permits, labor, and a timeline for construction.
B. Deliverables
The first deliverable is the architectural drawings, due 18 Dec 2011.
The second deliverable is the homeowner’s decision due, 26 Dec 2011.
The third deliverable is the cost estimate, due 12 Jan 2012.
The fourth deliverable is the construction timeline, due 12 Jan 2012.
The fifth deliverable is a deposit of one half of total cost,
