2011 Annual Meeting Minutes

January 4, 2012

Igo Library at 6:30PM

Meeting called to order at 6:35pm by Melissa Lauer. Meeting conducted by Melissa Lauer and Vanessa Nesmith.

Discussed the 2011 Budget:

New expenses:

A new law effective January 1, 2012, requires all HOA’s to pay attorney fee’s upfront. As a result of the new law, in 2011 the board hired a collection agency to collect on past due accounts. The outcome was positive and the community responded by making their accounts current, however, there are still some outstanding accounts. The water bill has increased due to changes in the rates with SAWS.

As a result of the SAWS rate increase, the annual HOA assessment did increase to $275.00. The board will accept payment arrangements as outlined on the billing statements.

Old Business:

In 2010, the community voted no security guard and requested maintenance to the park to include new mulch. The board repaired the bridge and filled the park with 5 yards of kiddie mulch. The board has obtained quotes to replace with rubber mulch at a cost of $5000.

The Yard of Month contest was placed on hold due to the drought restrictions. The board will utilize those prizes towards 2012 contests.

Social Committee volunteers did help with the entrance decorating.

New Business:

The landscaper has waited to plant new color annuals at the entrance and will apply the credit towards a new drip irrigation system which is drought friendly and save on water bills. The sprinklers at the basketball court have been capped.

Timers and photocells were replaced and updated as well as energy efficient bulbs were replaced at the entrance lights, pedestal lights and park lights.

The Hausman Construction Project will being with SAWS updating the irrigation and a temporary easement will be constructed in front of Cambridge.

A new treasurer was voted onto the board, Armando Acevedo – Congratulations!

New Signs – the board has ordered new Dogs on Leash sign, please contact 311 to report strays or an incident to 311.

New ACC committee members: Matthew Steffeck

The community did express concern regarding the maintenance of lawns in the community. The community will form a committee to reach out and visit with homeowners to discuss options and resources to maintain and improve lawn.

The board has ordered signs reminding residents when community inspections will be conducted.
