He began his search for the perfect property checking current listings and prices using, www.bankrate.com and www.realestate.boston.com. Due to many of his friends living in the area he gained access to eNeighborhoods a program that allowed him to enter addresses and it would show the previous 25 properties sold. Most properties observed sold for $700,000 and higher and required an initial equity investment of $150,000. Since he only has $80,000 in equity he plans to take out a mortgage to cover this cost. He found that the listings he came across were rundown and in bad condition. Such as one property on Myrtle St. This property showed a 20% return on cash investment, but did not account for repairs, vacancies, or management expenses. With these included the cash return would be only 3%. The values of many buildings on Beacon Hill had doubled or tripled in the past ten years due to a large amount of wealthy professionals anxious to own real estate. Alexander therefore believed that an apartment building in the Beacon Hill area would be a safe investment due to little chance of depreciation for functional or economic causes. After many failed attempts to find a suitable property Alexander learned of a 4-unit apartment house located on the “back slope” of Beacon Hill. While prices in some neighborhoods had declined prices on the “back slope” continued...

...Privilege in its general terms means to have a special advantage or benefits that are accessible to an individual or a group. In the case of Shamus Khan’s book, this privilege was provided and learnt at St. Paul. The author provided several ways of how students at St. Paul experienced privilege. High class schools like St. Paul were a foundation for the elite students because they were taught everyday lessons to inscribe privilege in a way that will make privilege to feel natural ( Khan, 2011, p.132). It can be said that through these life lessons at St. Paul, naturalness of wealth and power was important for these students (Khan, 2011, p.132). Compassion

...principle of arbitration law that a board of arbitration should not invoke its discretionary powers to mitigate a penalty on compassionate grounds alone. 1 …On the other hand, the view has also been expressed that if, at the end of a case, an arbitrator harbours any reasonable doubt as to the propriety of a sanction, then the grievor should be given the benefit of that doubt. In the past, similar cases have happened that we could relate to this problem. First case occurred in National Car Rental Inc. The greivor in this case left work without permission to drive company’s vehicle. However, it was found that greivor’s action was motivated by a legimate concern for the safety of a loved one who appeared to be in danger. Evidently, the arbitrator reinstated the grievor to his formal position. Another case that we could relate to occurred in St. Lawrence Seaway Company. The greivor got into an argument with the manager during the meeting, both using abusive language. However, it was found that the greivor’s conduct at the meeting was not in defiance of management as an employee, but arose from his concern for the person he was representing within the company. In that regard, the arbitrator concluded that he was not guilty of insubordination. Relating all these cases back to the current issue, it is evident that our...

...Applied Science, St-Imier, Switzerland, Switzerland, Abstract The definition of the cutting parameters (Vc, fz, ae, ap), and the definition of the machining strategies or the strategies to engage the tool in the material and to start the cutting process, are usually requested by the CAM systems as input information. These data are usually strongly influenced by the consolidated experience of the operators, by the specific previous similar machining cases and by several other factors depending on the machining practices. In a project, financed by the Swiss national organization for the industrial research, the authors have developed an expert system (ES) in order to get this information through software processes. The paper shows the structure of this expert system. The ES has been realized through the definition of ontology of components and elements of the machining. The ES includes a very large data base of cutting parameters, and is based on the establishment of rules for the competition between the machining strategies. The ES includes learning methods which are able to identify similar operations. The learning methods are based on the measure of the distance between the actual machining conditions and those already experimented. Therefore the system is able to learn from similar cases. The system has been designed especially for an application in the field of the watch industry which requests a very large spectrum of machining operations and includes also the cases of the HSC...

Gardner who is representing St. Mary’s and is arguing that the firing was not because of racial discrimination, but rather because of personal animosity. On the other side you have Charles R, Oldham representing Hicks, as well as Edward C DuMont on behalf of the EEOC. The ultimate question of fact in this case is to decide if Hicks was able to prove if he was discriminated against. The reason this question is so important is to make sure that innocent employers are not wrongfully sued for rightfully firing an employee, while also giving the employee a fair chance to prove discrimination....

Group Case St Greg James

...9-410-020 NOVEMBER 01, 2009 TSEDAL NEELEY Managing a Global Team: Greg James at Sun Microsystems, Inc. (B) “I learned that as a manager, you will face crises. You are not a failure if they are created on your watch. How you deal with these crises, however, will define your success as a leader.” −Greg James Greg James returned from his trip exhausted but intent on making the changes necessary to help his team work together effectively. The process problems that had instigated the HS Holdings crisis were easily remedied: James unified the two support queues, collapsed the weekend and weekday protocol phone numbers into one, and made sure that customer contact information was updated and universally available. But he knew that creating team cohesion was going to be more difficult. If James had learned anything from the HS Holdings crisis, he needed to keep his team more engaged with their client work and the company as a whole, and to keep himself better apprised of how his team was functioning. Before James could begin to create the kind of team cohesion he sorely needed, upper management wanted him to hold people accountable for the myriad of mistakes that had caused the crisis in the first place. James decided to weather the heat from upper management alone. Not only did he not fire any of his team members, he took full responsibility for all of the mistakes that had occurred under his watch. James knew that mistakes are a fact of life in such complex organizations, and...

St. Augustine And Lincolnville: A Case Study

...marches hoping to use violence and fear to continue segregation. On July 2nd 1964 The Civil Rights Act was passed by the senate making segregation at businesses and restaurants illegal. Baseball is Americas pastime and in 1886 it was no different. The start of professional baseball in St. Augustine began with an ad for a game between the black employees who worked at the Ponce de Leon vs Alcazar employees (26). Many of the colored players from the Ponce were born and raised in Lincolnville and played on the semiprofessional negro team the Cuban Giants. There is no evidence that any of the giant players were Cuban or that they even spoke Spanish. The most likely reason for being Cuban was to avoid the discrimination of white fans and players. Who had a problem watching or playing with black players but allowed Cubans or American Indians to play (27). Since the Flagler teams featured both amateurs and professional’s players they would be considered a semiprofessional which not only provided high level entertainment for Flagler’s hotel guests, but also improved employee morale. By 1964 baseball had become part of the culture of St. Augustine and Lincolnville. In 1947 Jackie Robinson became the first black player to play in the major leagues. 17 years later in 1964,...
