Lotus Riverside Apartments The Lotus Riverside Apartment Complex was a newly built residential complex in Shanghai China that toppled over. It was a 13 story building that tumbled over before the building was all the way complete for move in. The building was built with a car garage attached to the bottom of the complex and the building collapsed while the workers were in process of excavating the area for the garage. The Lotus Riverside Complex failed due to many construction errors such as faulty foundation and improper assessment of environment before construction. The workers while excavating the dirt for the garage dumped the dirt on the opposite side of the building. When it rained the excavation started to fill with water and the pressure from the dirt changed the water table of the ground and created three thousand tons of force along with uneven lateral pressure and thus the pilings in the ground to support the building gave way and snapped off sending this thirteen story high building tumbling right over. The building was surrounded by other buildings but was far enough not to affect any of the other surrounding buildings. Engineers who came to the scene of the fallen building said that if the building would have come in contact with other buildings it could have created a domino effect and wiped out a total of nineteen buildings in a matter of minutes. This building disaster could have easily been avoided if the head engineers would have took the time out to calculate the water table around the complex and properly calculated how many pilings would accurately be needed in order to properly secure this building. It was also discovered that the rebar that was supposed to be used was not used at all because they construction supervisors were behind schedule so they decided to skip that step and go directly into the excavating process....

Quality is defined as 'fitness to purpose', in regards to how quality is significant for Bull’s Construction. It means providing a building that has an appropriate quality for the purpose for which it is intended. Moreover, a different way of looking at this concept is that the price of the building could potentially reflect the expectations of quality. A cheaper building probably uses inferior materials and is likely to be less attractive and less durable. Construction Management (CM) is the practice of professional management applied to the planning, design, and construction of projects from inception to completion for the purpose of controlling time, scope, cost, and quality (CMAA 1). Basically Construction Management is a team of professionals working together to make some owner’s ideal becomes a reality. Construction Managers are hired to efficiently organizes and manage a specific project from the start to finish, making sure all the owner’s expectations are met. CM started to flourish as a profession as construction projects became more complex and called for more advanced managerial skills. All the different variations of Construction Management practices are placed into two categories, either agency or at risk. On the agency side CM is not in charge of the actual design of the project nor do they construct the project.
