Defects are usually produced during construction work. Inefficient handling of defects is one of reasons postpone the property development, safety issues or even legal liability. It also affects the reputation of the real estate developer. In some cases, the delay of project may cause huge loss to the developer, such as interest expenses or not able to generate rental incoming from the project.
Defects may result from poor workmanship and use of inferior materials [Ref#4]. Furthermore, the workers do not follow the predefined standard also may cause defects. Quality assurance activities ensure the processes meet the predefined procedures and requirements. Therefore, quality assurance is very important in property development process.
The real estate developer realizes that information technology can help in quality assurance and defect tracking, and therefore, to some extent, ensure the property development in time, reduce safety issues, risk of legal liability, and pecuniary loss. Therefore, developer decide develop a system for quality assurance and defect tracking.
The new system will spend around $570,000 and need 10 months to complete all phases of system development.
The aim of this project report is to understand the project background, the context and workflow of defects tracking. It also identifies the existing problems of defects tracking and analyzes the business situation. Then, perform system analysis and design. Next, prepare implementation plan, test plan, user manual, project risk management plan, business continuity plan. The final deliverables will be these documents plus the to-be system.
