This gentrification is apparent at both the outer edges of the site (fig. 1) and along St. Clair (fig. 2). Hulchanski (2010) argues that “some of the increases in incomes and housing prices occurring in City #1 could very well result in spillover gentrification into adjacent, relatively low-income census tracts that are part of City #2 ”(p. 14). While Hulchanski wrote The Three Cities Within Toronto when this was only a possibility, it is now a strong reality. For example, the intersection of Davenport and Christie shows signs of gentrification as in the last year two new businesses opened there.
