Maintenance Scheduling

...performance. Resources include manpower, materials, tools and special equipment. Access refers to when the equipment will be prepared and accessible so that it can be worked on in safe (locked out/tagged out) condition, with necessary precautions taken, permits obtained, and any specialized documentation, drawings, or information in hand. Proper time relates to job start, duration of execution, and completion within the time frame agreed upon with the internal customer during the weekly coordination meeting. The Weekly Expectation Scheduling is the locus from which all maintenance activity is executed. Scheduling should be viewed as the “point” function and “marketing arm” of the system because it yields the earliest tangible results (often within weeks of start up). All individuals and groups perform better and accomplish more with clearly established, communicated and published expectations. When the maintenance function is managed without a weekly schedule, there are no specific expectations as to what is to be accomplished with the resources for which payroll checks will be drawn. Instead, whatever reactive demands are made is what will be done. The fundamental requirement target (the schedule) against which to control, followed by action (execution of the schedule) to achieve the target. The results, measured against the original intention (called schedule compliance), provide feedback for correcting deviations (improving future schedule compliance). Managers...

Maintenance

...Chapter 5 Types of Maintenance Programs 5.1 Introduction What is maintenance and why is it performed? Past and current maintenance practices in both the private and government sectors would imply that maintenance is the actions associated with equipment repair after it is broken. The dictionary defines maintenance as follows: “the work of keeping something in proper condition; upkeep.” This would imply that maintenance should be actions taken to prevent a device or component from failing or to repair normal equipment degradation experienced with the operation of the device to keep it in proper working order. Unfortunately, data obtained in many studies over the past decade indicates that most private and government facilities do not expend the necessary resources to maintain equipment in proper working order. Rather, they wait for equipment failure to occur and then take whatever actions are necessary to repair or replace the equipment. Nothing lasts forever and all equipment has associated with it some predefined life expectancy or operational life. For example, equipment may be designed to operate at full design load for 5,000 hours and may be designed to go through 15,000 start and stop cycles. The need for maintenance is predicated on actual or impending failure – ideally, maintenance is performed to keep equipment and systems running efficiently for at least design life of the component(s). As such, the practical operation of a component is time-based function. If...

Effective Maintenance

...Proceedings of the 2012 International Conference on Industrial Engineering and Operations Management Istanbul, Turkey, July 3 – 6, 2012 Effective Preventive Maintenance Scheduling: A Case Study Hasnida Ab-Samat, Livendran Nair Jeikumar, Ernnie Illyani Basri, Nurul Aida Harun and Shahrul Kamaruddin School of Mechanical Engineering Universiti Sains Malaysia Engineering Campus, 14300 Nibong Tebal, Penang, Malaysia Abstract Maintenance is an important system in operation. In an era where industries are focusing on 24 hours operation to maximize production, machines are pushed to its absolute limits to cope with this demand. As utilization increases, the rate at which the machine parts get worn out increases thus the frequency of failure increases rapidly. To combat this problem and ensure that machines continue to operate at its optimum, maintenance work is carried out. One of the branches of maintenance technique which is carried out to prevent occurrences of failure before it happen is known as Preventive Maintenance (PM). However, performing PM may not be as easy as it requires great cooperation from the maintenance, production and management departments. This paper is written to study the aspects of effective PM and to analyze the causes of inefficient PM activity in a case study company and its implications. Another important approach taken is to investigate the causes of machine downtime by performing a root cause analysis. Affinity diagram was formed to highlight...

Condition Based Maintenance vs. Phase Based Maintenance

...EXECUTIVE SUMMARY There is an increasing desire for the implementation of condition based maintenance programs to replace the traditional hour based maintenance on Military rotor wing aircraft. There are several advantages and disadvantages to this type of maintenance. The purpose of this paper is to discuss both and the affect that they play in regards to the organizational behavior of a business. There are distinct advantages in regards to cost when we talk about condition based maintenance. Replacing a part only when it is likely to fail saves the cost of replacement at a possible earlier time like in a phase based program, or catching a part that might have failed prior to the required hour inspection or replacement time. But this new technology comes with a cost. A cost, not only monetary, but also within the organizational behavior of a corporation or organization such as the military. When we talk about Managing change and stress, we have to talk about the external forces of change effecting these technological advancements. The technology of condition based maintenance is justified through the savings it generates through the maintenance program but what cost will it have on the people working on these aircraft? Will there be a reduction in jobs? This concern can start trouble, rumors, and decreased production from employees that normally work hard. What effect will it have on the organizational design? Will there be an increase or decrease in managerial roles? Will there...

Preventive Maintenance

...thing a business starts with how much. As preventive maintenance relates to a company’s goals. The first thing that the program brings to the table is that it gives a business the ability to us the available maintenance resources for maximum benefit. Problems like this comes in a huge way from reducing the number of failures a company makes which helps keeps low cost minimization in which the big picture is what the company wants. In the coast breakdown, preventive maintenance program is what helps a business save money and is much better than reactive maintenance that is when you fit it when it breaks and results are in a high repair budget, in my opinion. In my long time in a business which maintenance is a very bug part there are four different maintenance program that companies use reactive, preventive, and productive all of these programs result cost in their own way. Each of the different forms effects costs in their own way proactive is when you monitor and correct the failure at the source. Predictive is when you repair based on the conditions of the equipment. Reactive is when it breaks you fix it .Finally, the end, there is preventive maintenance that usually is a planned repair. The breakdown should show that preventive maintenance has the largest impact on the cost, in the big picture. The second main point I will be touching on is down time and how it will greatly effects a business without a preventive maintenance program. Down time for any business can have a huge...

As the truck systems becomes more sophisticated and expensive to produce by the Original Equipment Manufacturers so has the sophistication to effectively maintain the truck systems by the end user. Given that most easy mining operations have been found and exploited and that the ore bodies that are increasing difficult to mine are left; it is vital that optimization of the truck maintenance is done. This documents highlights the types of maintenance practices used: reactive, proactive, preventative and predictive. Introduction: Truck maintenance related costs account in the range of 20-25 percent of direct mining cost. Whilst a significant amount of energy has been dedicated to analyzing and optimizing production oriented processes and practices. Very little attention has been focused towards the optimization of the truck maintenance process and practices. Resale Price Maintenance

...1 2 Price fixing is collusion among competitors to (1) sell a good or commodity at the same price, (2) use the same formulas for computing selling prices, (3) offer the same discounts, (4) keep the same price differentials between different order quantities, qualities, or types, and (5) not lower the prices without notifying other colluders. This harms both consumers and overall economic well being there are no consumer or social benefits from price fixing. 3 Resale price maintenance (RPM) is the practice whereby a manufacturer and its distributors agree that the latter will sell the formers product at certain prices (resale price maintenance), at or above a price floor (minimum resale price maintenance) or at or below a price ceiling (maximum resale price maintenance). If a reseller refuses to maintain prices, either openly or covertly (see grey market), the manufacturer may stop doing business with it. Thus Minimum RPM is a vertical price restriction imposed by an upstream manufacturer on downstream distributors, dealers, or retailers. 4 A product/item goes to a consumer after several steps, at first manufacturer produce it, then distributors ,then to retailers, then wholesaler and at last a customer buy it. This can be shown by the following diagram. 5 Let’s consider the case of a high-tech camera manufacturer. Full-service retailers providing well-trained sales personnel, well-staffed sales floors, product demonstrations, and other promotional services are...
