...SCHOOL OF URBAN & REGIONAL PLANNING SURP 841: Real Estate Decision Making Fall 2011 COURSE OUTLINE Instructor: Office: E-mail: Telephone: John S. Andrew, Ph.D., M CIP, RPP Robert Sutherland Hall, Room 525 john.andrew@queensu.ca 613-533-6000 ext. 75756 Session Time: Mondays, 11:30 am - 2:20 pm Session Room: Robert Sutherland Hall, Room 554 Overview of the Course The course is an introduction to the concepts, principles and analytical methods involved in making the broad variety of key investment decisions regarding commercial real estate. It is designed to supplement, rather than replace SURP 844: Real Estate Project Planning. Therefore, the emphasis of this course is on commercial real estate investment rather than development. However, some elements of the latter will inevitably be addressed. The focus will be on fullyoperational income-generating properties, primarily large in scale. The main asset types of office, industrial, retail and multi-unit residential will be discussed (and possibly a few more specialized types). Another emphasis of the course will be on the micro level – the evaluation of the investment merits of individual properties (or at least individual transactions). Less attention will be paid to the macro level i.e. portfolio management. To the extent possible, the course content (including readings, cases and assignments) will be Canadian (although it is recognized that real estate investment is increasingly a global endeavor). This is......

Chinese Real Estate Market

...China Real Estate Market Cools Down The article “China Real Estate Market Slumps In Early September” I found on capitalvue.com briefly describes in early September, housing price of some metropolitans, especially Shanghai, Beijing has declined sharply and the units have been traded declined significantly as well. For instance, new home transaction in the first 12-day period in Beijing in September is only 135 units, which is the lowest number since February. This current situation is really surprising and confusing by contrasting to high transaction price and units in the past year. The reason why I choose China real estate market rather than state of Washington is because I am from China, and as I graduate in the future, those metropolitans might be where I start my new career and life. As a finance major student, Shanghai and Beijing are two economic centers of China, so these places are my dream places to work and live. It is necessary for me to do research on real estate research on these cities. According to this report, the main factors that cause this slump are the demand of new homes in these cities went down, while price level kept still. From chapter 14 of our textbook, the demand curve is downward sloping that indicates that decreasing demand leads to increased prices. In other words, people desire fewer houses at higher price than at lower prices. In the basic supply and demand model, once the demand curve is shifted to the left because of some reasons, such...

Texas Government

...Many Texans have shown their favor in regressive taxes which means the less money you make, the more you pay in taxes. This, obviously, favors the rich and is extremely daunting for the poor as shown in the textbook which states “under the current tax structure, the poorest 20 percent of Texans pay more than three times as much of their income for taxes as the wealthiest 20 percent. The sales tax, which the Texas government depends on very seriously, is one of the highest in the nation and most important in state revenue. More specifically, real estate taxes are relied heavily upon among local governments. While Texas is among state leaders in it’s responsiveness to economy shifts, it is very clear how heavily it relies on sales tax revenue. In fact, “the part of the economy generating the greatest amount of revenue frequently pays the least amount in taxes,” ironically enough. Under Texas’s regressive tax, those whose income is below $29,223 pay 14.6% of their household income in taxes, those whose income is between $29,223 and $52,960 pay 8%, those between $52,960 and $80,882 pay 6.8%, those between $80,882 and $126,460 pay 6%, and those earning more than $126,460 pay a mere 3.6% in taxes. Institutions of higher education are experiencing an influx in students attending school while receiving less and less funding from the state. Initiatives such as the Closing the Gaps initiative attempt to increase funds for colleges and universities. Funding for Community Colleges is......

An Improved Pedagogy of Corporate Finance

...An Improved Pedagogy of Corporate Finance: a Constrained Shareholder Wealth Maximization Goal by Michael R. Santos , Gina Vega , John T. Barkoulas INTRODUCTION Bloom's taxonomy (1956) has guided pedagogical structure and innovation for half a century in the United States, and its focus on developmental learning remains relevant and instructive for us. The six developmental levels (knowledge, understanding, application, analysis, synthesis, and evaluation) separate basic knowledge acquisition from the critical thinking and analytical skills necessary for making ethical decisions or judgments. Answering questions about business ethics requires knowledge from multiple disciplines, including philosophy, psychology, political science, sociology, economics, finance, organizational management, and law. Analyzing such a vast body of data in ethical frameworks requires the highest levels (analysis, synthesis, and evaluation) of critical thinking as expressed in the taxonomy. Corporate governance, an interdisciplinary subject addressed in all these disciplines, explores the inter- workings of both for-profit firms and not-forprofit firms and is an area requiring business students to evaluate ethical issues when making decisions. Despite the broad responsibility of teaching corporate governance in the finance classroom, the pedagogy of finance has been restricted to ideas derived primarily from economics, statistics, and finance. Competing ideas from other disciplines are......
