Parking lots take a lot of abuse from all the cars and trucks rolling over them everyday. Plus, they are usually in direct sunlight with very little shade, and since they're so wide, rain doesn't roll off of them as quickly as it rolls off a narrow driveway. Sealcoating is a thin layer much like paint. It's dark, so it makes the surface of your parking lot dark again, just like when it was new.
