Opportunity Statement:-
John (my friend) is planning a startup to provide services towards home-finding and mortgage process until the mortgage application closes, and home funds.
Background:-
John has sent an email wanting to get some suggestions/feedback/ideas in his start-up initiative. And the below is the response articulating the proposal to implement some features/capabilities by leveraging the Web 2.0/Enterprise 2.0 technologies.
Narration:-
John,
Glad to know that you are on your way to launching yet another start-up after a decade or so. Based on your email, my understanding is that you want to provide services right from time prospect home buyer can search for properties/homes, get pre-approval, look for best rates and mortgage lenders, upload documents and get underwriting approval. Further, close the mortgage all at one place.

Certainly, there has been a good amount of progress seen on the Internet. There have been changes in the way organizations have been or will be conducting business, and this is just adjusting/responding to the way customers, employees, partners, etc. have been using the latest advancement in technology. Probably, launching web-site to provide these services will be a good start.

Being adaptive to way people have been lately shopping, searching i.e. here are some of the necessary capabilities critical to be incorporated by leveraging Web2.0 technologies:-
1. Broad communication (Blogs/podcasts/videocasts/peer to peer) - When the prospect home buyer is searching for homes in a certain location, present the homes fitting the search criteria. Along with showing the home, provide the customer with a videocast of the home. The buyer can click on the link and can have a virtual walk of the home. And next to the videocast, provide the customer to start documenting his likes/dislikes/feedback on a blog. Then the buyer can share the blog with his/her spouse, partner, friends, etc. And they can also provide comments to the blog etc. Provide the customer with the capability to send email, text, audio message to a real-estate agent, spouse, and friends.
2. Metadata creation (Tagging, social bookmarking/filtering) - During the buyer's journey of searching homes on the site, provide them with the capability to tag the homes with dynamic tags like #golfcoursefacing, #lakefacing, etc. And also provide a capability to bookmark the homes. Services should entail filtering the tagged homes based on specific tags.

3. Broad collaboration (Wikis, commenting, shared workspaces) - Based on the homes tagged, bookmarked, communication, etc., present all the stakeholder one-view i.e. "Wiki" with the home selected, the tasks (like house-walk, offers) performed/to-be-performed by real-estate agent/buyer/spouse. The Wiki should also present the current stage in the entire home-buying process. It is one-stop/view for all stakeholders to ensure that there is no misunderstanding or miscommunication, and this will ease the buyer's stress in this process. Provide feature to upload documents for home-buyer to provide to the mortgage lender.
On another hand, build a Wiki for internal usage, presenting the transactions-in-process, current stage, etc.

4. Collective estimation (Prediction markets, information markets, polling) - Provide the service to display the real-estate market information on the home/landing page. Based on the market data like homes present in the market for selling/buying, offers current, offers accepted, etc.; perform some analysis and present the analytical data. Introduce the questionnaire to the real-estate agents, buyers, appraisers, etc. for polling.

5. Social graphing (social networking, network mapping) - To improvise marketing/PR, build service to publish the new homes coming to market immediately on social networking sites like Facebook, Google+, Twitter, etc. And provide seamless login from social-networking sites by enabling the prospect buyer/user to click and go directly to the respective page for that home.
Conclusion:-
The above are some of the Web 2.0 concepts/attributes that shall be splendid features/capabilities to be present in the start-up business for the end-customers. On another hand, we can discuss next time the implementation of Web/Enterprise 2.0 attributes for internal IT management/architecture.
