1. The tenant shall pay rent on the demised premised at a rate of RM………………..per month, such rent to commence from…………………………………………………….

2. The tenant shall pay a deposit equivalent to RM………… (1 month) and RM………… for Electricity & Water deposit rental upon signing this Contract. The deposit shall not be construed as the last rental but should be refunded at the end of this contract after deducting all the outstanding fees if any.

3. The tenant shall during the subsistence of their tenancy, pay in respect of the demised all charges for electricity, water and conservancy in respect if the said premises.

4. No alteration shall be made to the premises without the expressed permission in writing of the proprietor.

5. The tenant shall be responsible to make good any damages or willful act (other than damages caused by fair tear and wear) caused to the premises during the subsistence of the tenancy.

6. The tenant shall all the time keep the premises in clean and sanitary condition.

7. The tenant shall not assign, underlet or part with the possession of the demised premises any thereof without first obtaining the written consent of the proprietor.
